A report by HassConsult has revealed sustained demand for land in Nairobi Satellite estates, with three towns witnessing increased attraction from land buyers in the first quarter of 2025.
In the report released on Monday, April 24, the three satellite towns included Kiserian, Juja, and Thika.
HassConsult attributed the demand to the affordable rates offered in the 3 estates in comparison with neighbouring towns.
Many developers and Kenyans who want to build homes are constantly looking for areas that offer affordable prices, owing to increased construction costs. As a result of the demand, the land prices in the estates have grown.
“Price affordability was a factor in the performance of the various satellite towns in land price movement in the quarter, showing rising sensitivity among buyers amid tougher economic conditions as towns with a more affordable price entry point outperformed nearby areas with costlier land,” HassConsult co-CEO Sakina Hassanali stated.
Kiserian
Between January to March, land prices in Kiserian grew by 5 per cent. This was the highest growth recorded in the 14 satellite towns.
The demand witnessed in Kiserian was attributed to affordability in comparison with its neighbouring towns, such as Ngong.
For instance, an acre in Kiserian was averagely priced at Ksh12.6 million, while similar parcels in Ngong and Ongata Rongai were sold at Ksh36.5 million and Ksh28.3 million respectively.
Thika and Juja
During the first quarter, land prices in Thika and Juja recorded a 4.6 per cent increase.
An acre of land in Thika was averagely priced at Ksh30.2 million while a similar parcel in Juja was being sold at Ksh24.2 million.
“Thika and Juja outperformed Ruiru (2.9 per cent) in price growth, with the latter having a higher acre price at Ksh36.6 million.
Therefore, if one wanted to buy land around Thika or Ruiru, they would choose Thika because they would be saving slightly over Ksh6 million.
The Price Factor
Just as some estates witnessed increased demand because of affordable prices, Ruaka saw land prices drop by Ksh100,000 (0.1 per cent). This was the only estate to record a drop among the satellite towns.
HassConsult attributed the drop to subdued demand because of the Ksh111.1 million per acre price.
