Why Kenyans Are Turning to Gated Communities Over Standalone Homes - Report

A report by Knight Frank has revealed that Kenyans looking to buy or rent homes are increasingly opting for gated communities over standalone houses.

According to the latest report covering Kenya’s residential market for the first six months of 2026, Kenyans looking to rent or buy homes are preferring gated communities because of their strong sense of community, which allows them to interact with others.

Security, availability of amenities and lower maintenance requirements are among the listed reasons in the report.

As a result, many developers are now eyeing gated community projects.

“Beyond the security benefits, gated developments increasingly appeal because of their stronger sense of community, enhanced social interaction, well-maintained environments, and lifestyle amenities,” read the report in part.

“This trend is evident among both young families seeking community-oriented neighbourhoods and retirees looking for secure, low-maintenance living environments, making gated communities an increasingly attractive development model for residential developers.”

On the other hand, Knight Frank notes that green spaces and landscaped properties are attracting more Kenyans.

According to the real estate company, this preference is even being witnessed in apartment developments.

In an effort to stand out, developers are increasing the amount of space allocated to landscaped spaces within high-rise buildings.

“Buyers are increasingly willing to pay a premium for developments incorporating substantial natural green spaces, with demand consistently outperforming comparable projects that lack meaningful landscaped areas,” the company added in part.

Emerging residential locations  

Tilisi and Limuru are among the residential areas gaining popularity among Kenyans looking to buy or build homes.

Their proximity to Nairobi, planned infrastructure, and more tranquil natural settings were highlighted as their selling points.

“The Stables, a gated community and a residential project by 17 Group, further reinforces Tilisi’s position as one of Nairobi’s fastest-growing residential locations,” Knight Frank added.

Meanwhile, Knight Frank noted that demand for apartment units in Nairobi's suburbs has been driven by retirees seeking downsized homes, empty nesters moving from larger suburban residences, expatriates looking for conveniently located accommodation, and investors seeking rental income opportunities
